Fire doors

How often must fire doors be inspected?

At least once a year, under NFPA 80, with a signed written record.

Who can inspect fire doors?

NFPA 80 requires a person with knowledge and understanding of the door’s operating parts. It does not name a certificate, but many owners ask for DHI’s FDAI.

What fails most often?

Doors that do not latch, gaps that are too wide, painted labels and add-on hardware.

Can I prop a fire door open?

Only with a hold-open device that releases on alarm. Wedges and kick-down stops are not allowed.

Do smoke doors need annual inspection?

Smoke door assemblies follow NFPA 105. In healthcare, CMS requires you to maintain non-rated corridor and smoke barrier doors, but not to run the full annual test on them.

Dampers

How often must dampers be tested?

One year after installation, then every 4 years. Hospitals may use 6 years.

Who can test dampers?

In Philadelphia, New Jersey and Delaware, the tester needs a recognized certification, such as ICB Fire Life Safety.

What if a damper cannot be reached?

An access door must be added. We install it and note it in your report.

What is an above-ceiling inspection?

A walk above the ceiling to find holes in rated walls and floors.

Can I use any fire caulk?

No. Each penetration needs a tested system for that wall, that item and that rating.
