Fire door and damper inspection in Delaware County

Delaware County packs hospitals, universities and senior living into a tight footprint, much of it in older buildings. Older buildings mean older doors, painted labels and decades of cable through rated walls. That is exactly the work we do.

Delaware County buildings we work in

Delco packs hospitals, universities and senior living into a tight footprint, much of it in older buildings. Older buildings mean older doors, labels painted over many times, and decades of cable and pipe run through rated walls. Campus buildings often mix original construction with newer wings, so one walk can turn up three generations of hardware.

Who checks your building

Hospitals and nursing homes are surveyed by the Pennsylvania Department of Health, and accredited hospitals by The Joint Commission. Schools, offices and apartment buildings deal with their local fire marshal or code official. Owners with sites over the line answer to Philadelphia L&I or Delaware fire marshals too.

Local rules you should know

  • Pennsylvania's Uniform Construction Code moved to the 2021 International Codes on January 1, 2026.

  • Healthcare buildings follow the Life Safety Code: annual fire door tests and damper tests every 4 years (6 for hospitals).

  • Many Delco buildings sit next to Philadelphia and Delaware, each with its own damper rules. We keep them straight for multi-site owners.

For Pennsylvania buildings, our fire damper testing schedule guide covers when each damper is due.

What a visit looks like

In older buildings we expect label problems, so we log every missing or painted label and clean what can be cleaned safely. We open ceilings along rated walls to find unsealed penetrations, then photograph each one. Every door and damper gets a tag and a pass or fail. Small fixes happen on the first visit, and the rest get a priced plan. For multi-site owners, each building gets its own section in one report.
